How it works
You apply in iBuild, which automatically checks whether the property is in a historic district or has open code violations. Plans and documents are then reviewed electronically. If corrections are needed, you receive them through ProjectDox and resubmit.
Before you apply
Confirm the property is inside City of Miami limits, choose the correct project type, and gather plans and product approvals for your scope.
- Product approvals (Miami-Dade NOA or Florida Product Approval) for windows, doors and roofing
- A recent survey for fences
- Completed application details for owner or contractor
Timing rules that decide same-day review
The City lists these cutoffs. Last verified October 2026. Always confirm the current version on the City’s website before submitting.
- Submit the completed application by 10:00 AM to qualify for same-day review
- Resubmit corrected documents by 12:00 PM to stay in same-day review
- Applications needing more than three review rounds move to regular review
- Upload to ProjectDox and follow the Standard Naming Convention to avoid prescreen delays
