How it works
From “am I ready?” to a clear next step in about 3 minutes
- 1
Confirm location and project
Tell us whether the property is inside the City of Miami and pick your project from the City’s eligible list.
- 2
Answer four eligibility checks
Historic district, open code violations, structural review and after-the-fact work — the exclusions the City publishes.
- 3
Get an eligibility outcome
“May qualify”, “May not qualify” or “Needs confirmation”, with the reason and a link to the City page behind it.
- 4
Mark your documents
For windows/doors, roofing and fences, go item by item through the official City checklist: Ready, Missing, Unsure or Not applicable.
- 5
Check process readiness
iBuild application, BD process number, ProjectDox upload and the Applicant Upload task.
- 6
Act on your result
A readiness score, critical missing items and your next three actions. Save it, print it, or email it to yourself.
The City’s same-day path
Walk-Thru Express runs Mon–Fri, 7:30 AM–12:30 PM (verify before you go). Your project must already be in iBuild with documents in ProjectDox.
- 1Prepare documents
- 2Open iBuild
- 3Receive BD number
- 4Upload to ProjectDox
- 5Verify review status
- 6Homeowner Express / Walk-Thru
How the score works
Your readiness score is the share of applicable checklist items you marked Ready. Conditional items you mark Not applicable are left out. Missing, Unsure and unanswered items earn no credit — so the score measures preparation, not your chance of approval.
Where the rules come from
Every requirement links to the City page or PDF it comes from. Checklists were last verified October 2026. Requirements can change; the building department is the final authority.
